I had tennants that were in 8k rent arrears, i just turfed them out and dealt with the fine after. Way cheaper. They went out, i changed the locks and that was that.

I dont see why capital gains need to be compensated for inflation, since if you earn 100k salary and inflation is 5% you don't start suddenly earning 105k

You need to take in consideration, every council gives different incentives. Some give rent guarantee with property maintenance

I don’t understand why you would rent to council tenants, it’s way more risk than the return. Never do it.

All these people sticking up for private lanlords have obviously gad zero experience of their sheer greed. Government has been on their side for too long. What about the tenants who have lived in sub standard properties or been evicted because of more rent increases they can't afford.

I am not going to cry for landlords who have taken advantage of tenants for decades using the law to do the bare minimum. Not saying this legislation is the answer but seriously boo hoo I couldn't care less.

Margaret Thatcher is to blame. She popularised a"right to buy" for council tenants - and at below market prices - so councils no longer build housing in the way they used to before Thatcher. That has led to the overall shortage of property being built, and hence unaffordable house prices. It has also led to reduced role and expertise in councils managing housing stock.

I have tried renting through the councils in the past and I eventually had to take back my properties to rent privately. I currently have one property with the council because the tenant looks after the property and it's an easy tenancy. I had this agreement in the past with the council wherby the council is suppose to give back the property in the condition they've found it but it simply never works.

Councils need to start building for their homeless, or teach them how to build and look after properties this will benefit the economy instead of depleting it! Don't trust agent either!

I would avoid all councils and rent out privately. I also avoid agents other than for advertising the property.
